Finding the Right Land.  Purchasing unimproved, acreage and rural land can be a worrisome experience.  Lessons learned can be costly and difficult if the purchase of a particular land property doesn’t meet expectations or if unexpected occurrences and costs happen regarding the purchase.  Unlike many real estate agents unfamiliar with the land markets, we advise and assist buyers and sellers on the many facets involved with land sales, purchases, management and improvement costs.  Unimproved land by its nature dictates that in order to  increase the land’s value improvements must be made.  Improvements such as roads, site clearing, water wells, septic systems and utility upgrades can be costly and can become a large portion of the total cost of ownership.  We evaluate many of these factors when working with buyers to locate the right parcel of land for a particular buyer’s objectives and budget.

 

Selling Land in a Land Market.  What is the land market? The land  market in West Virginia is a diverse mix of various land types, uses, locations and ownerships.  These are our land classifications.   The land real estate market is a diverse mix of various recreational land, farm, primary and secondary (second home) residential buyers, investors, land, timber and natural resource companies, all with various purchase and investment criteria, markets and reasons for purchasing land.  If you are a seller in the land market you need to be aware of these various markets and which buyer’s markets your land may be the most attractive to.  Our marketing abilities in these various markets allow us to  market a property within these markets, reducing sale time and increasing sale prices.     

 

Vision.  Maximum enjoyment of land and its resources involves vision.  Often  unimproved lands are diamonds in the rough.  Nature left unattended and unmanaged often leaves properties unsuitable and not aesthetically pleasing.

Management.  Management takes many forms for the land and the owners of the land.  Land Resource Management, Forest Management, Wildlife Management, Timber Harvest Management, Riparian Management, Resource Asset Management and Land Agency are generally the most important management tools for landowners.  Some of our other management tools that may apply are Eco Management and Timber Harvests scheduling and timber yield projections. 

 

Land Resource Management in modern terms is a written plan prepared from professional analysis specifically for an owner’s enjoyment, wise use, improvement, investment management and gratification in their land investment.   A complete land resource management plan will usually incorporate most if not all of the sub-management aspects of forestry, wildlife resources, managed timber harvesting, riparian and stream management and resource asset management for the natural resources of timber, agri-forest crops, and improved oil & gas or coal extraction if applicable to a particular property and owner.

Wise Use of Resources.  One of the biggest concerns of our landowner clients is what will happen to the land and the forest if timber is harvested and logging occurs on the property.  Another large concern is if the landowner does not own the oil and gas rights under the land, what will happen when drilling occurs on the property.  These are obviously legitimate concerns and should be analyzed and planned for accordingly.  The wise use of natural resources from a property is more important today than ever before.  Many landowners do not plan or manage for these resources and their extraction.  Astute analysis and planning along with straight forward information and realistic expectations are critical when selling resources and managing your natural resource investments from your land.

 

Implementation.  Management and planning are important blue prints and tools used by land resource planners.  Implementation is the process of using these plans and tools to achieve the desired results.  Implementation usually involves moving dirt, disturbing the land in some fashion and changing and existing area of the land in a positive way.  Whether, construction, road building, site clearing or select timber harvesting, implementation is when the equipment and contractors hit the ground.  Before and during this phase we can assist the owner with contractor referrals and project management services to provide successful and cost-effective implementation.
